How long do you think it usually takes to acquire a house, from say, finding one to buying it, assuming a standard number of negotiation back-and-forths, a few adjustments, standard closing, etc.?

of the four purchases that i have personally been involved in, or was very acquainted with the person who was, i'd say about 3 weeks, assuming no major repairs are needed after disclosure / inspection.

Observationally speaking, 2-3 months. Unless it's too far from your current approved location, in which case FOREVER!!!

About a month and a half. Once you put the initial contract on a house, it is either accepted or rejected within a few days. You don't spend very long haggling. Closing is generally set for one month out and your inspections and whatnot happen during that period of time.

Once you've found your house... I'd say the minimum time to close would be 3 weeks. Once you add in the back and forth negotiations, that could double the total time. My best advice is to allow for 1-2 months.

I can't speak for anyone else, but it took me six months to find my house, a week to negotiate, and another couple of weeks to close. From the time I spotted my house (Aug 29) in the listings to the time it was mine (Sept 20), it was exactly 3 weeks. Although there had been another house prior and those negotiations fell through (the temporary disappointment derailed my enthusiasm for searching).

Could be anywhere from 2 weeks to 2 months or more. a lot depends on what your mortgage agent is willing to do for you by way of hustling.

Cleaning up your credit score in preparation of getting financing: 3-6 months.
Getting preapproved for financing: .5 months
Looking at properties: Varies, depends on how many you might look at. If you look at say 50 houses assume 1 month.
Negotiating on Price: 2 weeks
Closing (time from agreement on price to title transfer): 30 days.
The first thing to break after you are the official owner: 30 seconds.

you find it and make an offer with a suggested closing date of a month out. I guess haggling could delay the start of that, but it occurred during our month.

fucking annoying actually, as I've spent longer contemplating what tv to buy than I was able to contemplate what house I wanted. The good ones at good prices are snapped up seemingly minutes after they go on the market. Best advice is to know the area, what constitutes a good price and be ready to go at the drop of a hat.

my experience is that it takes about 60 days - about 2 weeks for the negotiation, and 30 - 40 days to close, on a standard deal.

FHA and VA may take longer.

It's not a process to rush.

And it CAN go faster.

Assuming you know the area, it'll take a couple of weeks to find "the house." I'd advise you getting a realtor who can help you pull listings and guide you through the process.

From the time we chose the house, it was a few days of negotiation, then about 30 days from that to close.

All depends on picky the buyer is and how good the agent is. I am obsessive and it takes many months to select a house. But once I do I usually close in a week or two. I'm always happy to discuss the ins and outs.

The finding part all depends on how picky you are. I know people who have found things the first time they went out looking. On the other hand, we took close to a year from when we first started looking around until we closed on our house.

After finding something, though, things can move pretty quickly... 1 - 2 months from first making an offer to closing.

Ours took about 6+ weeks but it was also over the December holiday period, so I would think usually more like a month, maybe month and a half?
